AND TO ESTABLISH SECTION 1 7 5 1 15 AUXILIARY DWELLING UNIT PERFORMANCE STANDARDS WITHIN THE SUPPLEMENTARY PROVISIONS OF TOWN CODE.
THIS WAS THE ITEM THAT YOU DISCUSSED AT A WORK SESSION IN JULY.
YOU RECOMMENDED APPROVAL TO THE, UH, TOWN COUNCIL IN AUGUST.
TOWN COUNCIL DID REVIEW THE, UH, RECOMMENDATION AND THE BODY OF WORK, AND THEY HAVE SENT THAT BACK TO YOU WITH A TEXT AMENDMENT CHANGE THAT THEY'RE SUGGESTING.
SO WE'LL JUST DO A QUICK OVERVIEW SINCE YOU, UH, DID THIS AT A WORK SESSION AND THE AUGUST PUBLIC HEARING, UH, ON DWELLING UNIT.
SO THE DEFINITION STAYS THE SAME FROM PREVIOUSLY.
THAT'S THE DEFINITION FOR AN A DU.
UH, WE'LL ADD THAT TO THE DEFINITION SECTIONS.
IT'S JUST A HIGHLIGHT OF THE BODY OF WORK.
UH, SO IF YOU REMEMBER, UH, THIS, SO THE A DU ORDINANCE WOULD PERMIT ONLY ONE AUXILIARY DWELLING UNIT IN THE SELECTING ZONING DISTRICTS.

UH, SO THOSE ARE THE ONLY DISTRICTS THOSE WOULD BE PERMITTED IN JUST AS A REFRESHER, UH, AND HAS TO BE LOCATED ON THE SAME LOT AS A SINGLE FAMILY.

IN THE R TWO, IF SOMEONE HAD A TOWN HOME, THEY WOULD NOT BE ELIGIBLE TO HAVE AN A DU ON THE LOT.IT HAS TO BE A SINGLE FAMILY DETACHED FOR THE A DU.
UH, THE PROPERTY MUST BE OWNER OCCUPIED.
AND THE CHANGE THAT, UH, TOWN COUNCIL RECOMMENDED IS ON THE SQUARE FOOTAGE OF THE A DU AND HOW THAT COULD BE PERMITTED IN THE INTERNAL, UH, PART OF THE PRIMARY DWELLING.
SO THAT'S WHAT'S HIGHLIGHTED AS C THE INTERNAL A DU SHOULD NOT EXTEND BEYOND EXISTING FOOTPRINT OF THE PRIMARY STRUCTURE AND SHALL NOT CONTAIN LESS THAN 600 SQUARE FEET OF RESIDENTIAL FLOOR AREA.
UH, SO THAT'S THE RECOMMENDATION, UH, THEY SENT BACK FOR YOU TO REVIEW THAT.
WE DID LOOK AT THE LAST WORK SESSION.
UM, SO THEY, SOMEONE COULD CONVERT OR, UH, DO A RENOVATION, FOR EXAMPLE, OF A SINGLE FAMILY DETACHED IN THEIR HOME.
UH, THAT SQUARE FOOTAGE OF THE A DU HAS TO BE AT A MINIMUM 600 SQUARE FEET, UH, OF RESIDENTIAL FLOOR AREA.
NOW, THE EXTERNAL ONE, OR TO DETACH A DU, UH, AGAIN, HAS A MINIMUM OF 600 SQUARE FEET, BUT IT CANNOT EXCEED A THOUSAND SQUARE FEET OR 80% OF THE GROSS FLOOR AREA OF THE PRINCIPLE DWELLING, WHICHEVER IS LESS.
SO THE MINIMUM SQUARE FOOTAGE WOULD BE 600 FOR THE INTERIOR.
UH, AND THE DETACHED ONE TO MINIMUM HAS TO BE 600, AND THE MAXIMUM WOULD BE 1000, UH, OR 80% OF THE PRIMARY.
SO ESSENTIALLY IF YOU DO THE MATH, UH, THOSE HOMES, I GUESS, UH, AT THAT ARE AT 1,250 SQUARE FEET, 80% OF 1250 WOULD BE A THOUSAND.
SO ONCE A HOUSE GETS PAST 1,250 SQUARE FEET FROM THE PRIMARY, THE MAXIMUM SIZE OF THE A DU WOULD BE A THOUSAND.
THEN THE 80% WOULD BE FOR THOSE HOUSES IN BETWEEN, UH, THE 750 AND THE 1,250 RANGE, 80% OF THAT, THAT WOULD BE THE MAXIMUM SIZE.
BUT ONCE YOU HAVE A SINGLE FAMILY DETACHED OVER 1,250 SQUARE FEET, THE MAXIMUM SIZE OF THE A DU EXTERNAL WOULD BE A THOUSAND SQUARE FEET.
UH, THOSE WERE, AND THE C IS THE HIGHLIGHTED CHANGE FROM, UH, THE RECOMMENDATION OF TOWN COUNCIL FOR THE INTERNAL ONE.
SO THAT HAS TO STAY IN THE PRIMARY DWELLING, UH, WITH NOT LESS THAN 600 SQUARE FOOT OF FLOOR AREA.

IF IT MEETS THE SETBACK REQUIREMENTS, YOU CAN ADD AN ADDITION TO YOUR HOME AND THEN LATER TURN IT INTO AN A DU.
WELL, THE A DU WOULD HAVE TO BE 600 SQUARE FEET.
AND IT WOULD HAVE TO CONTAIN, UH, KITCHEN FACILITIES AND SANITARY FACILITIES IN A SEPARATE ENTRANCE.

IS THERE A REPORT FROM THE PLANNING DIRECTOR? ALL RIGHT, SO FOR THE MONTH OF SEPTEMBER, UM, WE ISSUED 20 ZONING PERMITS, UM, NO NEW DWELLING UNITS.UM, WE OPENED UP NINE CODE ENFORCEMENT CASES, CONDUCTED 10 INSPECTIONS AND CLOSED OUT THREE CASES.
UM, WE ISSUED SEVEN BUSINESS LICENSES, FIVE RIGHT OF WAY UTILIZATION PERMITS, AND THEN WE HAD 197 WALK-INS.
SO OUR TOTAL FOR 2025 IS AT 1,723 PEOPLE INTO THE PLANNING AND ZONING DEPARTMENT.
UM, AND AS FOR THE UPCOMING, UH, PROJECTS AND UPDATES, WE ARE CONTINUING TO WORK ON THE ZONING ORDINANCE AND WE'LL BE DOING SO FOR THE REST OF THIS CALENDAR YEAR.
AND THEN WE'LL BE STARTING THE SUBDIVISION ORDINANCE, WHICH, UM, I'M HAVING OUR, UM, CONSULTANT, UH, START ON NOW.
SO I'M HOPING TO HAVE THAT READY AT THE BEGINNING OF THE NEW YEAR ONCE WE WRAP UP THE ZONING ORDINANCE.
