UH, ONE THING TO NOTE, UH, STAFF DID DO AN INSPECTION THIS WEEK AND ALL THREE UNITS FAILED THE INSPECTION OF THE SHORT TERM RENTAL. AND THE REASON THAT IS, UH, THEY PUT AN APPLICATION IN ON MAY 6TH WITH THE ANTICIPATION OF COMPLETING THE INTERIOR RENOVATIONS. BUT THEY'VE HAD DELAYS ON THE CONSTRUCTION END. THEY JUST HAVE MINOR, UH, MODIFICATIONS NEED TO BE MADE. UH, BASICALLY SOME, UH, INSTALLATION OF FIRE, UH, SMOKE DETECTORS AND CO DETECTORS, DOOR KNOBS, A LITTLE BIT OF FLOORING. IT'S JUST A DELAY IN THE CONSTRUCTION. THEY ANTICIPATED HAVING THIS COMPLETED PRIOR TO THIS, BUT UNFORESEEN CIRCUMSTANCES, THEY DO NOT HAVE THOSE COMPLETED TO DO FINAL INSPECTION. UH, STAFF WOULD RECOMMEND THAT YOU PUT A CONDITION ON THE RECOMMENDATION FOR THE SPECIAL USE PERMIT, THAT IT WOULD NOT BE ISSUED UNTIL FINAL COMPLIANCE AND A CO IS ISSUED BY THE COUNTY AND STAFF WOULD HAVE AN ADDITIONAL TIME TO DO THE INSPECTION OF THE SHORT TERM RENTAL. HOWEVER, THEY DO ANTICIPATE TRYING TO GET THIS COMPLETED PRIOR TO TOWN COUNCIL. BUT AS FAR AS THE PLANNING COMMISSION, THE THREE, THE INSPECTIONS FOR EACH OF THOSE HAVE FAILED. THE APPLICATION APPEARS TO COMPLY WITH THE WARREN COUNTY'S 2013 COMPREHENSIVE PLAN. THAT AREA NOTED FOR WARREN COUNTY. A COMPREHENSIVE PLAN IS A UDA. THE UDA IS REQUIRED TO PROVIDE RESIDENTIAL DEVELOPMENT AT A MINIMUM DENSITY OF AT LEAST FOUR SINGLE FAMILY RESIDENTS PER ACRE. UH, THERE'S THE OVERALL VIEW, A CONCEPTIONAL PLAN SHOWING THE POTENTIAL, UH, ROAD LAYOUT AND THE LOTS WITH OPEN SPACES, DENOTED AND GREEN, AND THE STORM WATER MANAGEMENT FACILITIES WHERE THEY POTENTIALLY COULD BE LOCATED AT. SO WHEN THE WETLAND DELINEATION REPORT, UH, THEIR RESULTS WERE, THEY WERE NO POTENTIAL WATERS INCLUDING WETLANDS IDENTIFIED ON THE PROPERTY. THEY ALSO DID A PHASE ONE ENVIRONMENTAL SITE ASSESSMENT. THEIR CONCLUSION, THIS ASSESSMENT HAS REVEALED NO EVIDENCE OF RECOGNIZED ENVIRONMENTAL CONDITIONS. THERE WAS NO DATA GAPS IN THE, UH, HISTORY OF THE PROPERTY. AND IN THEIR RECOMMENDATION, IT IS THEIR OPINION THAT THE ENVIRONMENTAL, ENVIRONMENTAL, ADDITIONAL ENVIRONMENTAL SITE ASSESSMENT OF SUBJECT PROPERTY IS NOT WARRANTED AT THIS TIME.
