ATTACHED TWO FAMILY ATTACHED HOMES AND INFIELD DEVELOPMENT WILL MATCH THE CHARACTER OF THE EXISTING NEIGHBORHOODS.

NO PROFFERS WERE MADE BY THE APPLICANT.

THE R ONE ZONING DISTRICT REQUIRES MINIMUM LOT SIZES TO BE 10,000 SQUARE FEET WITH PUBLIC WATER AND SEWER AVAILABLE.

THE CURRENT LOT IS NEARLY ONE ACRE IN SIZE AT 43,333 SQUARE FEET.

THE R ONE ALSO REQUIRES THE MINIMUM WIDTH, UH, AT THE SETBACK LINE TO BE 75 FEET.

THE PROPOSED NEW LOTS WOULD BE 72.84 FEET AND 51.50 FEET WIDE RESPECTIVELY.

LOTS DEFINED BY TOWN CODE IS A PARCEL OF LAND SITUATED AND HAVING ITS PRINCIPLE FRONTAGE ON A PUBLIC OR PRIVATE STREET APPROVED BY THE TOWN.

AND WHAT WE HAVE HERE ON THIS INSTANCE IS THERE IS A ALLEYWAY ON THE SIDE OF THE PROPERTY LINE.

HOWEVER, THAT THE LOT HAS TO HAVE ITS PRINCIPLE FRONTAGE ON A PUBLIC OR PRIVATE STREET.

THEIR OPTION IS TO FRONT ONLY OPTION IS TO FRONT ON NORTH ROYAL AVENUE AND THEY'RE REQUESTING THIS REZONING, UH, ESSENTIALLY TO SUBDIVIDE IT INTO TWO LOTS.

AND WITH BEING 43,000 SQUARE FEET, THE MINIMUM LOT SIZE CURRENTLY IS ONLY 10,000.

BUT THEY'RE ASKING FOR THE R ONE A FOR THE REDUCTION OF THE ROAD FRONTAGE ALLOWED IN THE R ONE A DISTRICT.

SO THAT WOULD PERMIT JUST IT'S HIGHER DENSITY THAN THE R ONE, WHICH IT'S R ONE NOW, CORRECT.

UM, SO IT WOULD ALLOW THAT TO HAVE A SMALLER LOT, UM, AND, AND IT WOULD ALLOW, YOU KNOW, DIFFERENT TYPES.

SO BASICALLY, UH, OUR PLAN IS TO, UH, RENOVATE THE, THE EXISTING HOME AND SELL IT AND WITH SUCH, WITH THE PROFITS, UH, START UH, BUILDING OUR, OUR HOME.

AS OUR PLANNING DIRECTOR INDICATED, UH, OUR COMPREHENSIVE PLAN IS DIFFERENT FROM OUR ZONING PLAN IN THAT THE DENSITIES ARE MORE CONTROLLING IN THE COMPREHENSIVE PLAN.

UH, THIS IS A MEDIUM DENSITY AREA AND CURRENTLY THE DENSITY REQUIREMENT, WHICH WE DON'T USE IN OUR ZONING ORDINANCE, WE JUST USE LOT SIZES INSTEAD OF DENSITY.

BUT IT'S, IT'S, IT'S A BACK DOOR TO USING, UM, DENSITY.

SO THE R ONE ZONE, UM, 10,000 SQUARE FOOT MINIMUM LOTS.

IT'S BASICALLY FOUR UNITS PER ACRE DENSITY, WHICH IS, YOU KNOW, MEDIUM DENSITY, UM, YOU KNOW, NOT LIKE A RURAL RESIDENTIAL OR SUBURBAN, UH, ZONE.

THE R ONE A IS A LITTLE BIT LESS, I BELIEVE THAT'S LIKE SIX UNITS PER ACRE.

NOW, THE UNIQUE SITUATION WE HAVE HERE, THIS LOT WAS CREATED IN 1884.

SO I KNOW IN OUR DISCUSSIONS WITH THE COMPREHENSIVE PLAN THAT, THAT WE KNEW WE HAD A LOT OF INFIELD LOTS IN THE OLDER SECTION OF TOWN.

THEY, WE GOTTA FIGURE OUT HOW TO BE ABLE TO UTILIZE.

SO I WOULD URGE, UH, THE PLAN OF COMMISSIONER APPROVAL ON THIS FOR THE SIMPLE FACT THAT THE DENSITY IS STILL NOWHERE NEAR WHAT IS PERMITTED IN THE R ONE ZONE.

AND THE ONLY REASON WE HAD TO GO TO THE R ONE A WAS BECAUSE OF WHEN THIS LOT WAS CREATED IN 1884, THERE WAS NO WORRY OF LOT FRONTAGE, WHICH WE HAVE NOW WITH THE NEW ZONE.

SO THE PROPOSED DEVELOPMENT FALLS WELL WITHIN THE CATEGORY DENSITY WISE THAT WE'RE LOOKING FOR IN OUR COMPREHENSIVE PLAN.

AND I THINK IT GIVES US A UNIQUE ABILITY TO START LOOKING AT HOW TO DO OTHER INFILL LOTS.

UH, YOU KNOW, WHERE WE'VE TALKED ABOUT THAT A LOT FOR, UM, AFFORDABLE HOUSING.

SHE WAS HIDING IN THE BUSHES OUTSIDE EVERY GROUP HOME EVERY NIGHT.

AND THEY WERE HAVING SEARCH PARTIES.

UM, THEY GOT MARRIED.

SO THEN, UM, SOMEONE ELSE IN OUR NETWORK, WE DO SPECIAL OLYMPICS, WE DO ARC OF VIRGINIA EVENTS.

SOMEONE ELSE IN OUR NETWORK, UM, ADULT PROTECTIVE SERVICES REMOVED HER FROM HER ABUSIVE RELATIONSHIP.
